2/19/22 - HOME INSPECTORS - Its been brought to our attention that a handful of Home Inspectors are now attempting to "cash in" on this service without both the proper knowledge or insurance. Tri-County Oil Tank Sweep has fielded several calls already this year to clean up the mess of a Home Inspector that also did a sweep. For example, we were dispatched to a property where a Home Inspector could not tell the difference between a legitimate anomaly and BILCO doors giving off metal reflection. This lack of experience delays your transaction and costs you valuable time and money. If you contact a Home Inspector who attempts to sell you on an oil tank sweep, we strongly suggest looking elsewhere.
3/15/22 - OIL TANK SWEEP BEWARE - Tri-County Oil Tank Sweep has learned recently from a well respected Realtor that sweeps are being done by companies with no website, no insurance and no real understanding of what they are doing. They did not do an interior visual inspection despite the Realtor offering to allow him inside. No report was delivered and despite several attempts to receive one no phone call has been returned. Our Realtor friend explained this experience with us after his client booked a sweep as it was "cheaper".
The old adage, "you get what you pay for" certainly rings true.
We cannot stress how critical the Oil Tank Sweep is. Here are a couple of examples of questions you can ask during your initial call:
-How long have you been in business?
-Are you an accredited business with the Better Business Bureau?
-Do you hold OSHA certifications?
-Do you carry Liability and Errors & Omissions Insurance? If so, make sure they email you a copy prior to the scheduled sweep
-Do you have a website I can review?
-Do you provide a report?
-Does the report include pictures?
-Do you guarantee your sweeps, if so, will I receive that in writing with my report?

5/31/22 - Educational Update - Should you move forward with your Real Estate Transaction with an Oil Tank Sweep Report from another company that you did not pay for?
Answer: No.
The common misconception here is that a report from another company protects you, typically it does not. Reports are typically non-transferable and are only good for the client named in the report, not, the property address. In addition, just because you have a clean sweep report does not mean an Underground Oil Tank does not exist on the property. Often, tanks are missed due to lack of experience, amongst other things. Should you accept a clean sweep report from another company and go to sell one day, and that buyers sweep company discovers a tank, you are on the hook for the costs of removal and potential remediation. Always protect yourself by hiring a reputable company that creates a report in your name.
9/7/22 - Fall/Winter Update - What to expect for your Oil Tank Sweep during Fall and Winter:
As summer ends we gear up for our Fall and Winter sweeps. During this time tree leaves and branches begin to fall as the property accumulates more debris. Always make sure heavy vegetation is cleared and any debris is removed prior to our technician arriving to perform the Oil Tank Sweep. During winter we can sweep with light snow on the ground but must not exceed 3 inches. Any sweep requested beyond 3 inches will be a non-guaranteed sweep at technicians best efforts. 3/20/23 - Spring Market
The spring market is upon us and Oil Tank Sweep service will no doubt become a hot topic of conversation. As always a few key points when considering a company for your service:
1. Is the company insured w/ both Liability and E&O insurance?
2. Does the company "Guarantee" their sweeps?
3. Is the company qualified, experienced and held accountable by a 3rd party like the Better Business Bureau?
4. Is their any "conflict of interest" as is the case w/ Home Inspectors who also offer Oil Tank Sweeps?
5. What kind of sub-surface detection equipment does the company use?
6. Do they offer same day reports? Is their Guarantee in their report?

8/11/23 - Summer Into Fall
As always an abundance of calls are coming in on a weekly basis to fix errors of Home Inspectors that have not been properly trained on Oil Tank Sweeps. This is a conflict of interest folks, a money grab by Home Inspectors. Even if you don't use us we HIGHLY recommend hiring a separate company who's report protects you. These guys are causing more problems than we've ever seen before and in a few years folks are going to start hearing about how many tanks have been missed.
The market continues to move, although we have seen inventory tighten up homes are being listed everyday and prospective buyers are lining up at the door. If you are a prospective buyer reading this make sure you do your homework and research into hiring qualified and experienced individuals to perform inspections on your prospective home.
10/3/23 - Fall
This is a great time of year as the leaves begin to fall and homes begin to prep for the impending winter season. As folks continue to look into prospective properties, we continue to educate and encourage all our clients to do their homework and make sure they are hiring the right inspection teams. We've always said, whether using us or someone else, make sure of 3 key points. One, the company is properly insured with both Liability and Errors & Omissions Insurance. Two, the company is experienced. Three, the company provides detailed reports with accompanying pictures.

Thanks again all for stopping by. New Jersey anticipates another busy Spring and Summer season. We have been very busy to start the year. Unfortunately, we are still getting calls weekly to clean up issues arising from Home Inspectors who have started doing Tank Sweeps with no experience. In a few years we anticipate a massive amount of missed tanks so please be careful who you choose to use. That said, we are excited for 2024 and look forward to working with you all!
